Preparation
- Preheat the oven to 350°F (175°C) and prepare two loaf pans by lining with parchment paper.
- In a large bowl, mix the flour, baking soda, salt, and pumpkin pie spices.
- In another bowl, blend granulated sugar, brown sugar, oil, eggs, pumpkin puree, water, and vanilla until smooth.
- Gradually mix the wet ingredients into the dry ingredients until just combined.
Crumb Topping
- Combine brown sugar, flour, and cinnamon in a medium bowl.
- Cut in cold butter until the mixture resembles coarse crumbs.
Baking
- Pour the batter into the loaf pans and sprinkle the crumb topping over them.
- Bake in the preheated oven for 55 to 65 minutes, or until a toothpick comes out clean.
- Cool for 10 minutes, then transfer loaves to a wire rack to cool completely.
